Real Capital Analytics Wants the World to Know

 

Removing the Mystery... Transparency is not a term normally associated with real estate sales. But Bob White, President of Real Capital Analytics, wants to change that. His service tracks all investment sales above $5 million in four property types (apartments, industrial, office and retail) nationwide. The intriguing angle is that these are not just completed sales, but also offered properties and under-contract properties. So White is seeking to report on the dynamics of markets almost in real time.

Want to know what apartment complexes have recently sold in Orange County, CA? Which are currently under contract? Which are currently offered for sale? Who the buyers were? Who partnered with the buyers? Who the brokers were? How about the average cap rate of apartments in Orange County versus cap rates nationwide? It's all in Real Capital Analytics' recently launched market reports.

In 2001, Real Capital Analytics tracked 4,000 properties with a total market value of over $70 billion. A basic subscription to Capital Trends Monthly is $1,000 annually with additional fees for online database access by property type by market --called a "Property Trade Search." White states that over one hundred institutions and seven of the top ten real estate service providers subscribe to Real Capital Analytics.
