First, specify your assumptions about potential tenants, e.g., tenant size, sales volume, company age, employment growth, etc. Then, Cognetics will search its database of 10.5 million existing businesses and deliver a list of prospective tenants to you electronically for $.95 per name.

Cali Realty Corporation, a REIT specializing in Class A office and flex buildings, owns 6.4 million square feet in New Jersey, New York and Pennsylvania. Zip2 is an excellent new online yellow pages service with dynamic maps and door-to-door instructions. Don't miss it. Konrad A. Olson operates in Fargo, North Dakota, providing brokerage services and offering research online. Hilliker Corporation specializes in commercial, office, industrial and retail properties in St. Louis. Area Development Magazine puts its entire print publication online and a wealth of other data to help firms relocating, including an overview of available financial incentive and tax programs.

Barnes Morris Pardoe & Foster, which provides real estate services in Washington, D.C., posts good market research. EquiMark Properties, Inc. is a multi-family broker in Salt Lake City with market information on rental rates, vacancies, demographics and construction. The Marquette Companies, based in Chicago, specializes in residential property management for institutional clients in Illinois, Indiana, Michigan and Ohio. Headquartered in Columbia, MD, the Constellation Real Estate Group develops multi-use business parks and planned residential communities.

Jerry Anderson is a nationally recognized consultant and trainer who markets the C.I. Achiever software package to maximize broker productivity. John B.
