1. NEW AND NOTABLE. Staubach Retail Investments, which specializes in investment and financing transactions involving credit tenant properties nationwide, features dozens of triple net lease listings. Simons & Brecht Real Estate Interests develops and manages office, R&D and industrial properties in Santa Rosa, CA (north of San Francisco). CORFAC International is a global network of commercial real estate companies serving 65 markets.

PlanEASe develops and markets a range of commercial and investment real estate analysis software. Magellan Information Service Corporation provides real estate information, tax rolls and commercial sales data online by subscription in Georgia and the Southeast. The Frederick County (MD) Economic and Community Development Commission’s web site features an interactive map which displays property information when you drag your cursor over vacant space.

2. WEB SUCCESS. Each month the Property Sourcebook publishes and sends to subscribers over a thousand listings for Central, Gulfcoast and South Florida properties--more than 4 million pages a year. So naturally Rick Orr, the publisher, is looking closely at the web as a way to reduce distribution costs. Now all his 1,200 listings are posted at the Property Sourcebook’s web site. Recently a happy listing broker reported that a "realtor … accessed the information at the Sourcebook’s web site … presented the information to his client in Missouri" and within 48 hours flew to Florida and within a week was under contract on a 12-unit apartment complex. Everybody can win on the web, including real estate professionals who learn to use it as a tool. E-mail me your success.

3. HOW CAN THE MIDDLEMAN SURVIVE THE INTERNET? From "Stuck in the Middle," Web Week, June 9, 1997:

  • Look for ways to lower your distribution costs.
  • Seek synergies between your physical presence and the web.
  • Look for entirely new ways to use the web to do business.
  • Develop a healthy dose of paranoia.

4. WHERE CAN I FIND COMPANY INFORMATION ON THE WEB? One of the best sites to research publicly traded companies is the Wall Street Research Net. With over 250,000 links, it’s the fastest way I know to access company home pages, analysts reports, press releases, SEC filings, stock charts, quotes and annual reports.

5. PIKENET RATINGS. When evaluating real estate web sites, I review five areas. A strong showing in all five yields a 5-star rating. For more details, see the following page at PikeNet: http://www.pikenet.com/about/faqs.html

  • DESIGN: clear focus, easy navigation, small graphic files
  • BROCHURE: description of services, case studies, client list
  • ACCESS: e-mail and office addresses, pictures, resumes
  • RESEARCH: current, authoritative, Adobe Acrobat format
  • PROPERTY INFO: comprehensive, pictures, maps, searchable
