1. "90's Marketing Gimmick." ..... In the Wednesday, October 29, Wall Street Journal, 575 Lexington Ave. in New York ran an advertisement under the confusing headline "www.economical@575lex.com" referring to the web as a "90’s marketing gimmick." That would be news to Amazon.com, which saw third quarter 1997 revenue rise to $37.9m from $4.2m a year earlier, or E-Trade, which saw revenues rise to $48.5m from $17.2m.

Contrast this advertisement with Prentiss Properties, which recently built a web site for one of its clients, Sumitomo Life Realty, the owner of One Atlantic Center in Atlanta. At the One Atlantic web site, you’ll find up-to-date leasing information, including floor plans, pictures and e-mail contact addresses. Prentiss uses the web site to create a "virtual community" to foster top-to-bottom communication between tenants and building management. Hmm. Sounds pretty good to me.

BTW, if you want quick information on 575 Lexington Ave., go the Office Buildings Magazine web site and do a search for that address. You’ll find square footages, tenants, business services, a map, and a color picture. Neat.

2. Web Success. .... PIX, the Property Information Exchange, is an information service that connects qualified real estate investors with properties being marketed for sale by investment brokers. For $750, PIX will send e-mail notification or a fax of your listing to principal buyers from its database of 700 investors. Using a password, these buyers can then access information on your property over the net. The public can "view" these listings without looking at specific property addresses. For example, a recent search for office buildings in the Northeast and Southwest produced over two dozen "hits" worth tens of millions of dollars.
