1. Paper Versus Technology. From the March 16, 1998 Wall Street Journal, "More than $47 billion in munis are exchanged each day by way of slips of paper, nearly all delivered by hand or by fax. No electronic database or archive of bids and offers exists " According to the WSJ, this could change with the launch of MuniAuction, a new web-based service for auctioning in real-time new muni issues. So how will the Internet bring efficiencies to the institutional real estate process? Consider marketing services like RealBid and PIX, both of which work with listing agents. PIX, recently selected by the Archon Group to market $100 million of properties, currently has a database with over $3 billion of investment property for sale. RealBid, according to Geoffrey Dohrmanns IREIzine, is planning to post over $600 million of property for sale in the next 45 days. 2. Web Success--Infoseek Combats Information Overload. Shelley Cadamy of the Oklahoma Department of Commerce has her own way of dealing with information overload. She uses the free, personalized news service from Infoseek. "A person enters as many key words or phrases as he or she likes and Personalized Infoseek delivers news articles that correspond to those keywords on a daily basis. LMC Properties, Inc. is a wholly owned subsidiary of Lockheed Martin Corporation that handles acquisitions and dispositions for the parent company. Mid-Ohio Development Corporation is a builder and developer of commercial and industrial properties in Columbus, OH. The Economic Development Marketing Newsletter, published by Blane, Canada Ltd., contains valuable information for economic development professionals. Hart Corporation provides industrial real estate brokerage services from its Philadelphia headquarters. Wheatworks Software creates customized financial calculators for the real estate industry. 4. Knowledge Base--Using the Retail Tenant Database. Want to find out which retailers are expanding in your marketplace? The Retail Tenant Database allows you to search its database for potential tenants. Public access provides very brief information. Membership ($25 per month) provides full tenant profiles. As an example Ive posted step-by-step instructions on searching for "Home/Office" retailers expanding in Texas with a minimum store size of 40,000 sq. ft. Two tips to maximize the value of the Message Boards. First, remember that you can place a hyperlink in the body of your message. In this way, a visitor can click the hyperlink and go directly to your web site or send you e-mail. Second, you can "subscribe" to a folder or a discussion, so that when you return to the Message Board, you can simply "Check Messages" to read all new posts to that folder. Lets say that youve subscribed to the Jobs and Consulting -/- Consultants Available and Required -/- West folder or the Market Information -/- Midwest -/- Ohio folder, just "Check Messages" for new messages.
