1. "Help, How Can I Find Space on the Net?" I recently received a call from a real estate officer at a large institutional occupier of space in the Los Angeles basin who asked how he could best use the net to find space. He had already done some searching. So we compared notes and discussed some new sites. Then I went exploring myself and re-visited some sites in PikeNet. I realized that LA leasing information is a good proxy for the embryonic state of space available information systems nationwide. It reminded me of the joke that you can find old rock climbers and bold rock climbers, but not old, bold rock climbers. So you can find free information and you can find comprehensive information, but not free, comprehensive information. Heres what I found. The American Industrial Real Estate Association (A.I.R.) provides a searchable database (no addresses) of office and industrial space offered by its members. Lease-On-Line covers the San Fernando Valley for free with summary data and contact information on each property, but a limited number of listings. LArealestate.net covers Los Angeles and surrounding cities for free with information input by owners and listing agents. It has limited information currently. BOMA Online Los Angeles provides a searchable (after you register) database of properties, but Im not certain how up-to-date the information is. Graphically, its very easy to navigate. The Smith Guide covers Orange County and includes an "expanding inventory of Los Angeles County" for office, industrial, retail and land. Licensed agents that register receive full access to information. The public receives limited information (no addresses). But both cover over 13,000 properties. Realty Information Group provides a comprehensive, subscription-only service. RIGs web site does not include space available information, except for some "Top Properties," but it does provide good aggregate statistics on vacancy rates, asking rents, absorption and buildings under construction. 2. Top Message Board Posts. Launched a few weeks ago, the Message Boards are gradually building content. Look in the Buy, Sell, Lease Notices -/- For Sale (Net Leases) -/- National folder at the postings from AIPEX, representing over $300 million of net-leased properties for sale. In the Market Information -/- Midwest -/-Ohio folder, youll find announcements from The Danter Company on their new apartment studies for Cleveland and Columbus. In the Jobs and Consulting -/- Job Candidates and Positions Available -/- East folder, youll find a post from RIG looking for a research analyst. Click the Message Board Channel hyperlink. 3. New Notable. Carey Diversified acquires and manages commercial properties net-leased to major corporations nationwide. CSSA, the Commercial Real Estate Secondary Market and Securitization Association, promotes the global institutional secondary market for commercial mortgages and equity investments. Huntington Center is a 37-story office building in Columbus, OH. POLARIS is Public On-Line Access to the Recorder's Information System for Salt Lake County, UT. The Orange County (Florida) Property Appraiser has a good web site. 4. Knowledge Base--Register Your Internet Address Today. Register your company name, personal name or street address TODAY, to make it easier for people to find you on the net TOMORROW. Go to the Network Solutions WorldNIC Services site, pick out a name and go through the five-step process to register it. In fact, you can enter key words and WorldNIC will generate possible word combinations to register! For instructions, go to the PikeNet Knowledge Base at the top of the home page and click the question in the Web Related section. 5. Web Success--Richards/Sullivan Follows Clients with Yahoo. John Sullivan of Richards/Sullivan, based in Marin County, CA, provides analytical and due-diligence services for publicly traded real estate companies.
