1. Hey, Can You Pay My Rent? ... Keith Zeff of Colliers Turley Martin Tucker (CTMT), based in St. Louis, wrote me recently about the online relationship that his firm has established with Edward Jones, the national investment brokerage house. From a headquarters assignment in the mid-80's, CTMT has evolved their relationship to a total representation of Edward Jones, including the site search, lease negotiation and turnkey construction processes for all offices in the U.S., Canada and the U.K. In fact, as part of its lease administration, CTMT "takes the responsibility of paying in excess of $3.6 million per month in rent."

"In 1998, CTMT deployed a custom-designed real estate information system for Edward Jones on the Internet. Now, authorized users have access to details on any of the 1,200 ongoing transactions of new office openings and lease renewals that CTMT is handling at any single moment. Also, complete lease information and maintenance history for each of over 4,200 Jones branch locations are available via the web." This extranet is available through private folders hosted on the CTMT server. ... In the future, I believe that corporate tenants will require this kind of electronic capability from their service providers. ... Do you have comments or thoughts?
